Putnam County sits in Northeast Florida, split by the St. Johns River. The county seat is Palatka; Interlachen, Florahome, Satsuma and Hawthorne are the communities where our lots are. Its main asset is location: from Interlachen, Gainesville (University of Florida and the UF Health complex) is about 33 minutes away, Palatka 22, St. Augustine 1h12 and Jacksonville between 1h and 1h15.
Let's be direct: Putnam grows slowly. It had 73,321 residents in 2020 and about 77,700 in 2025, up 6% in five years, and median income is below the Florida average. What makes it interesting is the entry price, a few thousand dollars, and the neighbors: fast-growing counties like Clay, St. Johns and Alachua.
What changed in recent years are three concrete moves, all with public sources: the purchase of more than 5,200 acres by entities tied to the founder of Bass Pro Shops in the south of the county; the unanimous approval of a $200 million motorsports complex next to the Palatka airport; and the opening of the final segment of the First Coast Expressway in Clay County, which shortens the drive from Palatka to Jacksonville. Every item in the timeline below carries a status, a date and a link.

Entities tied to the founder of Bass Pro Shops buy more than 5,200 acres in the south of the county
Since 2021, entities tied to Johnny Morris have acquired 231 parcels totaling more than 5,200 acres (about 2,100 hectares) in the Welaka and Satsuma area. The area exceeds the combined footprint of Disney's four theme parks (about 950 acres); the entire Walt Disney World complex, hotels included, is far larger (about 25,000 acres). It is land purchased, not a development built. Welaka is about 25 miles south of Palatka and is not adjacent to Interlachen or Florahome.

Then-mayor Jamie Watts said publicly that Bass Pro intends to build in and near the town and that it is “obviously going to be some sort of resort, not a store.” That is a local official's statement: the company has not confirmed it, no project has been filed with the county and there is no construction on the land. Bass Pro describes its vision only as “a high-quality, nature-based attraction.”

The County Commission unanimously approved the rezoning of 440 acres for the project by former NASCAR drivers Scott Lagasse Sr. and Jr. (Team SLR): a high-performance driver-training road course, kart track, garage condos, museum, four-star hotel, RV campground and technical courses with St. Johns River State College. Developer-estimated impact: $20 million per year. It is a private complex: NASCAR is not involved and no race has been announced.

Palatka Municipal Airport (Kay Larkin Field, code 28J) has existed for decades, with a 6,000 ft (1,829 m) main runway that can handle business jets and a 257-acre business park next door. The FAA money is for the apron: maintenance, not expansion. No airport is being built in the county.

The town began construction of a 125,000-gallon-per-day treatment plant, with about 18 months of work, funded almost entirely by the state (local share of $200,000). Officials tie the project to future growth and development opportunities in the south of the county.

FDOT opened the segment between US 17, south of Green Cove Springs, and the vicinity of the Shands Bridge. The expressway (SR 23) does not enter Putnam County, but it shortens the drive for anyone leaving Palatka on US 17 toward Jacksonville. The eastern segment, to I-95, remains under construction until about 2030.

No state income tax
Florida has no state income tax for individuals. U.S. federal taxes still apply, and so do your own obligations at home. Talk to your accountant.
Low annual property tax
Tax is levied on the tax base determined by the county (≈ 1.69% outside city limits; ≈ 2.38% inside Interlachen), which is usually well below the purchase price. In practice, tens to a few hundred dollars a year. Vacant land gets no homestead exemption.
Close to Gainesville and Jacksonville
From Interlachen, the University of Florida and the UF Health complex are about 33 minutes away; Jacksonville, between 1h and 1h15. Orlando is 1h45 from Palatka: it is not next door, and we won't say it is.
